Lawn Aeration & Overseeding in Charlotte, NC

Core aeration loosens compacted soil so roots can grow deeper. For qualifying tall fescue lawns, fall overseeding fills in thin areas.

Soil cores left on a lawn after core aeration

What core aeration does

A core aerator pulls thousands of small plugs of soil out of the lawn and leaves them on top to break down. The holes open channels for air, water and nutrients to reach the roots.

It also helps break up thatch, the layer of stems and roots that can build up between the grass and the soil.

Soil compaction and root development

The Charlotte area's red clay soil packs down easily, especially with foot traffic, play, pets and past construction. In compacted soil, water runs off instead of soaking in, roots stay shallow, and the lawn struggles through summer heat and dry spells.

Aeration loosens the soil so roots can grow deeper and the lawn makes better use of water and fertilizer.

Timing depends on your grass type

Tall fescue: early fall

Generally September into October, when the soil is still warm and the air is cooling. Fescue is growing actively then, and new seedlings have time to establish before winter. This is the classic fall "renovation": aerate, then overseed.

Bermuda and Zoysia: late spring to mid-summer

Warm-season grasses are aerated while they're actively growing, so they recover quickly by spreading. They aren't aerated while dormant.

Why tall fescue is overseeded in fall

Tall fescue grows in clumps and doesn't spread to fill bare spots. Summer heat, drought and disease thin it out over time, so reseeding keeps it thick. Fall seeding gives new grass cool weather to establish before the next summer, and the aeration holes give seed good contact with the soil.

New seed needs consistent watering, and we'll give you simple instructions. Fall weed prevention is timed around seeding so it doesn't stop the new grass.

Bermuda and Zoysia lawns are not overseeded with our tall fescue overseeding. These warm-season grasses fill in by spreading, so they get aeration only.
